I built this the way I'd want it built for my own parents — with the actual filters that determine whether a town works for someone past 55, not the marketing version. Walkable food. Parks and trails. A lake or coast inside two hours. A Life Time club with an outdoor pool. Direct flights to Europe. A state that doesn't tax your retirement. And — the part most lists skip — an honest read on air quality, hurricane risk, industrial legacy and nuclear proximity.

I started by ranking every Life Time market against the five 55+ filters. Twelve survived as genuinely strong: Chanhassen MN, Cary NC, North Scottsdale AZ, Palm Beach Gardens FL, Bridgewater/Berkeley Heights NJ, Naperville IL, Frisco/McKinney TX, Reston VA, Ardmore PA, Westchester NY, Tampa FL, and Princeton/Mt Laurel NJ. Each met every original criterion. Then I added two more filters that change the entire picture.
Turkish Airlines is the only carrier flying nonstop US → IST. As of April 2026, only 14 US airports have that service:

Air is clean, the Atlantic is fifteen minutes away, taxes are zero — but hurricane and insurance economics are the real cost of living here. Model premiums into the carry, every time.
Densest Life Time footprint in the Southeast (eleven clubs metro‑wide) plus a daily Turkish IST nonstop out of ATL. Hazard profile is the cleanest of the three Southern picks.

Lower entry pricing than PBG — but post‑Helene/Milton 2024, hurricane exposure is materially higher and insurance carriers have tightened. Verify flood zone on every Harbour Island parcel.
Cleanest air on the list. The only meaningful hazard: two operating nuclear stations within 25 miles — well‑regulated, but worth knowing before you sign.
The tri‑state survivor. Limerick nuclear ~25 mi NW — outside the 10‑mi evacuation zone but inside the 50‑mi ingestion zone. Older Philly suburbs carry legacy industrial soil concerns; Phase I is non‑negotiable on pre‑1970 properties.
The cleanest combined hazard profile of all seven. Tennessee's true‑zero income tax means SS, pension, 401(k), IRA — every dollar — flows through untaxed. Istanbul connects 1‑stop via ATL on Delta.
For buyers with respiratory conditions (asthma, COPD): Franklin and Naperville are clearly the safer picks. Frisco's ozone non‑attainment is disclosure‑worthy. Atlanta sits borderline.
For buyers prioritizing insurance cost stability: Avoid Tampa and price Palm Beach Gardens carefully. Inland markets (Franklin, Naperville, Alpharetta, Ardmore, Frisco) carry far less hurricane‑driven premium pressure.
For buyers concerned about nuclear proximity: Naperville (Braidwood ~20 mi) and Ardmore (Limerick ~25 mi) sit closest. Both operate under NRC oversight with strong safety records — but it's a fact buyers should know before contracting, and one most agents won't volunteer.
For tri‑state clients staying close to family: Pennsylvania's Main Line (Ardmore) is the only tri‑state market that survives both new filters cleanly. The retirement‑tax conversation should start there or with one of the four Southern picks above.
