The best places to retire in the US —
by Eugene, Realtor.

An honest, filtered look at where 55+ buyers should actually land in 2026 — combining Life Time clubs, walkable downtowns, lakes, Istanbul flights, retirement‑tax shelters, and a hazard scan most agents won't volunteer. Six chapters. Twelve markets. Seven survivors.

!
This is a thinking exercise — not a listing or formal recommendation 🤣 Consider this an example of how I research and weigh trade‑offs when helping clients choose a retirement market — combining lifestyle, taxes, travel access and honest hazard data. None of these are properties I currently represent. Pricing, hazard ratings and tax math are directional. Always verify with your CPA, insurance carrier and a local agent before any decision.
Editor's Note

Most "best places to retire" lists are guesses dressed up with a stock photo.

I built this the way I'd want it built for my own parents — with the actual filters that determine whether a town works for someone past 55, not the marketing version. Walkable food. Parks and trails. A lake or coast inside two hours. A Life Time club with an outdoor pool. Direct flights to Europe. A state that doesn't tax your retirement. And — the part most lists skip — an honest read on air quality, hurricane risk, industrial legacy and nuclear proximity.

This page works through six chapters. The 50‑state map shows where a Life Time even exists. The Top 12 ranks the markets with the strongest 55+ fit. Then two filters — direct Istanbul flights and zero retirement‑income tax — cut the list nearly in half. The final seven each carry a hazard scorecard with sources. If, at the end, you'd like to talk through any specific market for yourself or your family, that's what I'm here for.

The five 55+ filters

  • 1Walkable food — grocer, restaurants, farmers market within ~1 mi
  • 2Parks & trails within 10 minutes
  • 3Lake or ocean within 1–2 hrs drive
  • 4Life Time club with outdoor pool
  • 5Price reality — single‑family + 55+ community

Chapter 2

From thirty‑one states to the Top 12 markets.

Ranked · April 2026

I started by ranking every Life Time market against the five 55+ filters. Twelve survived as genuinely strong: Chanhassen MN, Cary NC, North Scottsdale AZ, Palm Beach Gardens FL, Bridgewater/Berkeley Heights NJ, Naperville IL, Frisco/McKinney TX, Reston VA, Ardmore PA, Westchester NY, Tampa FL, and Princeton/Mt Laurel NJ. Each met every original criterion. Then I added two more filters that change the entire picture.

Chapter 3

Two new filters cut the list in half.

Istanbul · Retirement Tax

A · Direct flight to Istanbul & European capitals

Turkish Airlines is the only carrier flying nonstop US → IST. As of April 2026, only 14 US airports have that service:

JFK · EWR · IAD · ORD · LAX · MIA · IAH · ATL · BOS · SFO · SEA · DFW · SAN

Each is also a hub for direct flights to London, Paris, Frankfurt, Amsterdam, Madrid & Rome.

B · No state tax on SS, pensions, 401(k)/IRA

Tier A — zero state income tax:

AK · FL · NV · NH · SD · TN · TX · WA · WY

Tier B — exempts retirement income only:

IL · PA (after 59½) · IA (55+) · MS · MI

Tier C — partial exclusion:

GA · SS exempt; up to $65K/person at 65+; 5.39% above

The honest verdict.

By client profile
Cleanest profiles

Franklin · Naperville · Alpharetta — the strongest combined picture on hazards, taxes, and Life Time access.

For buyers with respiratory conditions (asthma, COPD): Franklin and Naperville are clearly the safer picks. Frisco's ozone non‑attainment is disclosure‑worthy. Atlanta sits borderline.

For buyers prioritizing insurance cost stability: Avoid Tampa and price Palm Beach Gardens carefully. Inland markets (Franklin, Naperville, Alpharetta, Ardmore, Frisco) carry far less hurricane‑driven premium pressure.

For buyers concerned about nuclear proximity: Naperville (Braidwood ~20 mi) and Ardmore (Limerick ~25 mi) sit closest. Both operate under NRC oversight with strong safety records — but it's a fact buyers should know before contracting, and one most agents won't volunteer.

For tri‑state clients staying close to family: Pennsylvania's Main Line (Ardmore) is the only tri‑state market that survives both new filters cleanly. The retirement‑tax conversation should start there or with one of the four Southern picks above.
